Booking & Payment

Reservation Process

Reservations require a 50% deposit at booking with the balance due 30 days prior to arrival. All payments are processed securely through our encrypted payment system.

Accepted Payment Methods

We accept all major credit cards, bank transfers, and digital payment methods including Apple Pay and Google Pay.

Security Deposit

A refundable security deposit of $500-$1,000 (depending on villa) is authorized on your card before arrival and released within 7 days after checkout, pending property inspection.

Cancellation Policy

Standard Policy

  • • 60+ days before arrival: Full refund minus $100 processing fee
  • • 30-59 days before arrival: 50% refund
  • • Less than 30 days before arrival: No refund

Force Majeure

In cases of natural disasters, government travel restrictions, or other circumstances beyond our control, we will work with guests to reschedule or provide appropriate compensation.

House Rules

Occupancy Limits

Maximum occupancy is strictly enforced for safety and insurance purposes. Day visitors are allowed with prior approval and may incur additional fees.

Noise Policy

Quiet hours are 10:00 PM to 8:00 AM. Amplified music is not permitted outdoors after 10:00 PM. We ask all guests to be respectful of neighbors.

Smoking Policy

Smoking is strictly prohibited inside all villas. Designated outdoor smoking areas are provided. Violation results in a $500 cleaning fee.

Damage & Liability

Damage Policy

Guests are responsible for any damage to the property during their stay. Minor wear and tear is expected and covered by standard cleaning fees.

Insurance

We strongly recommend travel insurance. The property owner maintains comprehensive liability insurance, but guest personal property is not covered.

Lost Items

Lost items will be held for 30 days and can be shipped at guest expense. We are not responsible for lost or stolen personal items.
