The city that actually hosts the festivals — and the shortest walk back from the polo grounds.
Indio is where the Empire Polo Club sits, which makes it the address people mean when they say they want to stay near Coachella. It is the largest city in the valley and the most central: Indian Wells and La Quinta are next door, Palm Springs is a straightforward drive west, and the Salton Sea and Joshua Tree are both day trips.
Staying in Indio during a festival weekend changes the shape of the day. The drive to the gates is short enough that going back to the house between sets stops being a fantasy — you can shower, eat something that is not festival food, and return for the headliner. Outside festival season, the same central position is what makes Indio the easiest base for a group splitting its time between golf, tennis, and the pool.
Our Indio homes run from four-bedroom pool houses to eight-bedroom properties with lazy rivers and sport courts, so the city covers both a couples' trip and a twenty-person reunion.

How close are these homes to the Empire Polo Club?
All of them are in Indio, within a short drive of the grounds. One of our homes sits roughly a mile and a half from the festival gates — close enough that walking is realistic for some groups.
Is Indio a good base outside festival season?
It is the most central city in the valley, which makes it the easiest base year-round — particularly in March for the BNP Paribas Open at nearby Indian Wells, and from October through May when the weather is at its best.
What is there to do nearby?
Golf and racquet sports are the anchors, plus the Living Desert in Palm Desert, Old Town La Quinta for dinner, and Joshua Tree National Park about an hour north.
